   Hello-I was just wondering how others are dealing with the independence of appraisal ordering and reviewing? We have a system in place and I was just wondering what others are doing so maybe ours can become less tedious. Currently I am the Compliance Specialist and order, coordinate, and have contact with the appraisers. In the very near future I will be reviewing the appraisals as they come in (right now we currently have an outside party doing this). We use an excel spreadsheet to sort appraisers by county, last order date, and then alphabetical order and then I choose the appraiser by oldest order date.  We then track the order on another spreadsheet so I can review that the orders are being acknowledged, appraisals are coming in within 20 days, ad reviews are being recieved timely so the members can close as soon as possible. The mortgage processors prepare the order for that appraiser and send it to me. I then send it out to the appraisers. When the appraisals come in I send them to our reviewer. Any problems, follow up, or contact with the appraisers is done by me, so emails tend to pile up and the spreadsheet is cumbersome.We use Symitar. Not sure if there is something that can be used within the Symitar system to have a more random selection of the appraiser. We are also current using Byte for processing our mortgage applications and I know there is tracking available within the system, but I am not sure that is the avenue I would like to take.Any help you could offer would be great.
